Gas Safety Certificates

Gas Safety Certificates

Renting Properties in Bradford & Shipley can be a demanding business, you need to become familiar with safety responsibilities as a landlord. 48 people have died from carbon monoxide poisoning and 3974 have attained accident and emergency services in the past year due to poor gas safety checks.

A gas safety certificate is a report provided to you as a landlord to confirm what checks the engineer did after fitting or servicing a gas appliance. These checks include if a gas appliance is working safely, meets to the safety standards, information of the engineer, address of the property and any defect identified or actions needed to fix a problem.

Before letting a property, there are four key safety acts in which a property must conform to, these are:

  • Gas Safety Regulations 1998
  • The Electrical Equipment Regulations 1994
  • Smoke Detectors Act 1991
  • Energy Performance of Buildings Directive 2008

In simple terms, landlords must ensure that gas appliances, fittings, and flues provided for tenants' use are safe. Installation, maintenance and annual safety checks must be carried out by a Gas Safe Registered Installer for each gas appliance. Provided that everything is okay in the property, you will receive a CP12 Gas Safety Certificate by the engineer showing that everything is satisfactory. You have to give a copy to the tenant when their letting starts and have one checked every year. Black Horse Property can save you the hassle and will check your property with a highly qualified gas engineer .
